This property is located on a high ridge overlooking the Ohio River and the US Forest Mogan Ridge Recreational Area. The area offers opportunities for outdoor enthusiasts, with hunting, hiking, horseback riding and fishing. The shape of the property allows outstanding views from each of the higher lots and some of the lower ones. Cliffs and lakes are visible from here. The Ohio River allows you to glimpse the paddlewheelers Delta Queen, American Queen, the Mississippi Queen and other interesting water vessels.

Derby is a small community with a general store, a restaurant/bar, and US Post Office. Cabins and log homes are constructed in the Derby area. The community has been honored by Sports Afield Magazine as the #1 Outdoor Sports Community in Indiana for two consecutive years. Mogan Ridge offers excellent deer and turkey hunting and is ideal for recreation. The Ohio River and its' tributaries offer good fishing and water sports. There is an estimated 18,000 acres of water between the Cannelton, IN dam and the dam at Louisville , KY. The geography of Derby , situated on the banks of the Ohio , have made it attractive as a 'get-away'. A boat ramp allows.

From Louisville ... Take I-64 West to Exit 79 (Tell City--HWY 37 South). Go approx. 10 miles to HWY 70 East. Drive 5 miles to County Road 10 (Gerald Road ). Turn right. (1st road on left). Watch for signs.

From  Indianapolis ... Take HWY 37 South or I-65 South to I-64 West. Take exit 79 (Tell City--HWY 37 South). Travel approx. 10 miles to HWY 70 East. Travel 5 miles to County Road 10 ( Gerald Road ). Turn right. (1st road on left). Watch for signs.

From Evansville ... Take I-64 East to exit 79 (Tell City--HWY 37 South). Travel approx. 10 miles to HWY 70 East. Travel 5 miles to County Road 10 ( Gerald Road ). Turn right. (1st road on left). Watch for signs.
